
The Admiral Colchester Project involved the transformation of a historic
commercial property located within a busy high street setting. During the
strip-out phase, the building was carefully taken back to its original fabric,
revealing a previously concealed historic timber-framed structure.





















Despite the initial challenges of the structural stability, we were able to speak with the client to advise of the unforeseen changes to the plan and quickly provide a solution to keep the project delivered on time. Despite the significant unforeseen structural challenges, the building was successfully stabilised and its historic fabric preserved, enabling the internal fit-out phase to proceed.
The revised scope required adjustments to both the construction programme and project budget. Through close coordination, clear communication and proactive problem-solving, the scheme was adapted while maintaining quality and compliance.
The interior fit-out was delivered to a high standard, meeting the client's expectations and operational requirements. The completed works achieved Building Control sign-off, and the arcade is now fully operational as a modern and engaging environment aligned with Admiral's vision.
The final result balances heritage conservation, structural integrity and commercial practicality. Despite the challenges encountered during delivery, the client considered the project an overall success in terms of execution, finish and final outcome.
